Deed

– The document that, when recorded with your local government, determines ownership of a property. A Deed is
transferred from seller to buyer at closing.

Disclosures

– State law, Federal law, and each brokerage's lawyers require a small forest worth's of disclosures - information about the house being sold and the selling process - to be delivered from the seller to the buyer. In California, the seller is responsible to tell pretty much everything they know about the house to the buyer. That way the buyer knows (theoretically) exactly what they’re buying, and the seller can be found liable for items they knew before the sale that they didn’t disclose!

Duplex

– A structure that consists of two separate family units.
